How Atterberry Auction & Realty Company Makes Your Auction in Mid-Missouri a Success


Real estate auctions are becoming more and more prevalent as sellers realize they have options. You do not have to play the waiting game by listing a property and waiting until an offer comes in. By selling property at auction, you can set a date and in as little as 30 days later, have your property sold. Sellers receive a cash contract with no contingencies and a specific earnest money deposit the high bidder(s) gives at the signing of the contract. This money is held in an escrow account from the day of auction until closing.

Atterberry Auction & Realty Company’s Real Estate Auction Process

After you’ve made the decision to have us conduct your mid-Missouri auction, we begin our work to sell your property. The following steps most closely align with our real estate auction process, but are similar to the steps of other types of auctions as well. Start the auction process today!

  • Set a date for your auction.

    Together, we’ll select an auction date that is convenient for you. We usually require a minimum of at least 30 days prior to the auction date to market, promote, advertise and show your real estate.

  • Review and sign contracts and an advertising budget.

    Prior to the marketing process, we ask that you review and sign the supplied Real Estate Auction contract and an advertising proposal or budget for your auction. We require a check for the advertising at the time the contract is signed.

  • Perform property research and create a buyer’s property information package.

    We make it a point to know the property we’re selling! Because we are professionals in our industry, we strive to educate ourselves as well as the buyers on the real estate we offer. Even though we are selling the property in “as is” condition, we have found that the more informed and prepared the buyers are, the more willing they are to raise their bid and pay a higher price for the property. 

  • Run a marketing campaign to promote your auction.

    The success of an auction lies in heavy promotion and advertising. The more we advertise your real estate, the more people we will attract and as a result, get higher bids for your property. Advertising for your auction may include promotion in newspapers, trade magazines, radio and television, promotions on our company’s website and social media, brochure mailings to prospective buyers and placement of signs on the property. Each advertising budget is designed specifically to achieve maximum results for your individual auction. 

  • Show your property to potential buyers.

    Even when a property is sold “as-is,” potential buyers still like to view the property prior to purchasing. We show the property by appointment or by scheduling open house dates. This will allow the potential buyer a chance to review the property and have it inspected at their own cost prior to the auction so that they can begin the process of obtaining financing prior to auction day. To help us with this process, we like to be able to place our personal key box on the property. 

  • Sell your property.

    Our job is to sell your real estate on auction day and close within 30 days of the auction. However, we start selling your property as soon as you hire us! We do this through numerous phone calls, mailings, personal showings, emailing correspondence and even helping our buyers arrange financing. Our goal is to get buyers to your auction and have them actively participate in the bidding process. 


    There are two ways to sell your property. One is absolute, where you sell to the high bidder, regardless of price. Absolute tends to bring more buyers and get more money for the property we are selling. Reserve is the other way to sell, which gives the seller the final decision on whether to accept or not accept the final bid. We at Atterberry Auction & Realty Company pride ourselves on a track record of success with a 98% closing ratio on all real estate we take to auction. Most are sold at or above the appraised value. 

  • Contract Signing.

    Atterberry Auction & Realty Company staff handles and completes all real estate contracts and works closely with the title company so that your closing goes smoothly from start to finish virtually stress-free.
